One of the first points I get a lot about clients coming from Brazil, when discussing what they want or need in the property they are looking for, is the search for a house in community.

I thought it was valid to expose a little more about the characteristics of the properties here, since I understand that the security factor, being a great concern of those coming from Brazil, influences a lot in the search for a gated community. When we think of houses in communities, we are talking about the vast majority of houses here in the region of Orlando, Winderemre, Winter Garden, etc.

Most of the houses are already developed within an area, onecommunity, which will have its own management association and rules, its Amenitiesown and safety.

What's different here is whether the communities are gated or not. The gated communities tend to have fewer houses, or subdivisions inside them, and in general, a cost of HOA (community) will be a little higher, since we now have an electronic gate, or a guardhouse, employees and systems to maintain. Furthermore, inside the community becomes a responsibility of the residents and not the city hall. This means cutting, removing and maintaining not only the gardens, but also trees, gates, asphalt, street quality, sidewalks and more.

In vacation areas, they tend to be closed with a gate and guardhouse, since the concept is different and the circulation of people is much greater, besides the need for more identification, check ins, reservations, etc.

In newer and essentially residential areas, I can use Winter Garden as an example, or even Lake Nona, we see more and more open communities. They still have their entrance and gate very well defined, their name, and there, should circulate only the residents and guests, but they do not have a gate effectively.

In this more innovative model, the monthly maintenance cost decreases a lot, or remains similar, but providing a Amenitiesmuch larger, resort style, activities for the residents, etc. The club, with the pool, gym, toy room, saloons, yes, usually gives access with key or digital access only to residents.

Security, a general concern, is not affected, understanding that we are talking about areas with a very good level of security, low crime and, anyway, even without the ordinance, these communities usually have a security company circulating there.

An interesting factor is to remember that these communities, open or closed, are very well monitored, the rules clearly reinforced and it is common to receive notifications of corrections to be made: the colors of the houses, places to park the car, cleaning and general appearance of the garden, yard, pool etc. are constantly monitored not to affect the general appearance of the community and protect the value of the property, keeping the area as a whole, uniform and well cared for.
